Charleston SC New Home Builder Buyer Incentives

Buying a New Construction home can still get you a good deal. Recently I had a sale where the buyer I was representing got a check for $2,000 back at closing. They brought no money to the table for a down payment (the builder paid their down payment), they brought no money for closing and they also got 2,000 worth of custom paint on their new home. The reason they got such a great deal is because of builder incentives that the Builder, Lennar Homes, was offering at the time.

I have seen Builders offer free Plasma TV’s, free Bonus room, Screen Porches, 20,000 in design center upgrades. Builders will even offer to buy down you mortgage rate if you use their preferred lender. All of these examples are incentives the builders offer to help get their homes to sell. Ryland, DR Horton, Lennar, Centex and other builders offer these incentives to help reach their sale quota but Incentives can really help you as a buyer if you need that extra cash for closing.

Ryland Homes has created Pembroke, a beautiful family oriented section of most desirable Park West. Pembroke is located in an excellent school district in Mount Pleasant South Carolina. The home sites are not your typical flattened earth without trees or any signs of life. All of the 126 homes sites are tree lined, pond front or marsh front. Most home sites are .25 acres or more. The neighborhood is surrounded on both sides by million dollar homes helping your property value. The homes are low country styled with porches or wrap around porches to sip your Ice Tea on.

The homes in Pembroke start in the high 300,000’s and go up to 500,000. The floor plans are perfect for a family with children of all ages. The kitchens are spacious and very modern. Sparing no expense, Ryland uses 30 year shingles, solid hardiplank cement siding, 13 SEER Carrier HVAC system with Puron, 50 Gallon water heater just to mention a few features. You can pick your home site, floor plan, colors and wait 6 months to have your home built. But there are also homes ready to move into now with special incentives if you close within 30 days. One glance down a street in Pembroke and you just feel like you’re at home.

I am a Charleston SC real estate blogger



Creaturo & Associates of Century 21 century 21 Real Estate are entering the blogging world today.
After many weeks of deliberation I have decided that by blogging I can educate, guide and help more people with the buying & selling of their property then I would if I let this internet changing platform stay on the back burner like so many real estate professionals are doing.
