Buying a New Construction home can still get you a good deal. Recently I had a sale where the buyer I was representing got a check for $2,000 back at closing. They brought no money to the table for a down payment (the builder paid their down payment), they brought no money for closing and they also got 2,000 worth of custom paint on their new home. The reason they got such a great deal is because of builder incentives that the Builder, Lennar Homes, was offering at the time.
I have seen Builders offer free Plasma TV’s, free Bonus room, Screen Porches, 20,000 in design center upgrades. Builders will even offer to buy down you mortgage rate if you use their preferred lender. All of these examples are incentives the builders offer to help get their homes to sell. Ryland, DR Horton, Lennar, Centex and other builders offer these incentives to help reach their sale quota but Incentives can really help you as a buyer if you need that extra cash for closing.
