All of the single-family houses will have custom construction. As of now, five builders are participating in the project. They are Tom Blake Custom Homes LLC, Gideon Murray Properties LLC, Atlanticville Homes LLC, Truepenny Homes Inc. and CK Contracting LLC.

Back Bay Village in Mt. Pleasant SC

With all the growth in Mount Pleasant SC in the past few years, there aren’t many quiet, uncongested areas left to buy or build a home. Back Bay Village was designed with that in mind. The setting for the community is wooded, marsh and peaceful. With 57 lots, most at least a third of an acre, it is an upscale custom home community. The Developer, Ed Goldberg of Atlanta, added three fountain filled ponds and plenty of green space. Sidewalks and walking paths run throughout. A community sightseeing stand gives residents impressive views of the marsh. According to the Post and Courier, Ed Goldberg said the layout of Back Bay Village is his vision of what a neighborhood in the South should be. Big porches, sidewalks on both sides of the street, walking trails - they all help create a sense of community among residents," said Goldberg, adding that he plans to build his own home in the neighborhood and move here soon.This is a place where people will be able to relax and slow down, yet still have easy access to shopping centers and downtown Charleston," he said.Buyers can choose a lot and their own builder or go with one of six custom builders working in the neighborhood. A third option is to choose a home already under construction. About a dozen homes are being built.All the marsh front lots are sold, but a number of interior and pond lots are still available. Prices range from $65,900 to $75,000. Home prices range from about $350,000 to more than $700,000. All homes must be at least 2,500 square feet and meet the approval of an architectural review board.Architecturally, we're trying to capture a coastal Carolina/historic theme," Goldberg said. "We want it to feel like Old Mount Pleasant." Most homes under construction are being built on posts with drive-under garages, but Goldberg said some homes away from the marsh could be built on crawl space. Exterior siding materials are limited to brick, cement fiberboard and stucco. Advanced building techniques are encouraged in the neighborhood. Some homes will have elevators. Goldberg said that at least one house is being built with walls made of insulated concrete forms instead of wooden beams. Such houses are more energy-efficient and storm-resistant than wooden-frame houses, he said.

Because Back Bay Village is located in one of the best school districts in the county, families with younger children will be thrilled. In U.S. construction industry, a "punch list" is the name of a document used in architecture and the building trades in the United States to organize the completion of a construction project.

Cain Bay Plantation - Berkely County

Charleston South Carolina is a beautiful place that everyone wants to live in. The problem is properties are getting more and more expensive. However, If you drive just a little bit North you can still get a piece of the Lowcountry and still be close to everything it has to offer. With this in mind, Ben Gramling III, President of Gramling Brothers Real Estate & Development, looked at a wide open 4500 acre tract of land and envisioned a quiet haven of small-town community, right there in the heart of Berkeley County — just a 30-minute drive from Charleston. New Construction Buying Process in Charleston SC

Buying a new construction home can be a nervous endeavor-but you do not have to do it alone. In Charleston SC area, Creaturo and Associates can assist you through the buying process.
Creaturo and Associates can take you to the various new construction communities in the Tri-County area and give you a tour of the communities as wells as its amenities. Once you fid the perfect community, Creaturo and Associates can represent you, looking out for your interests. The site Agent is a Real Estate agent but they solely work for the Seller ( in this case the builder like Ryland Homes, Centex, Kb Homes, etc). Therefore, you should have a Realtor to represent you.
After finding the homes you plan to build and picking out your home site, the site agent and your Realtor work together to write a contract for your new home. Creaturo and Associates will also guide you through the mortgage process. Usually, you then go to a design center to pick out colors, flooring, appliances, etc for your new home. Once your home is at the framing stage (and sometime drywall stage) you get a chance to walk through your home with the builder and your agent to inspect the progress and discuss and concerns. Before closing, there is another walk through where you make a “punch list” (a list of repairs you want done to the home before closing). Normal punch list items are paint touch ups, missing window screens and minor repairs. At your last walk-thru, before closing, the builder will go through home warranties, and give you maintenance instructions on home your new home.
At closing your home is complete and you receive the keys to the New Home you created.
