New Construction Buying Process in Charleston SC

Buying a new construction home can be a nervous endeavor-but you do not have to do it alone. In Charleston SC area, Creaturo and Associates can assist you through the buying process.
Creaturo and Associates can take you to the various new construction communities in the Tri-County area and give you a tour of the communities as wells as its amenities. Once you fid the perfect community, Creaturo and Associates can represent you, looking out for your interests. The site Agent is a Real Estate agent but they solely work for the Seller ( in this case the builder like Ryland Homes, Centex, Kb Homes, etc). Therefore, you should have a Realtor to represent you.
After finding the homes you plan to build and picking out your home site, the site agent and your Realtor work together to write a contract for your new home. Creaturo and Associates will also guide you through the mortgage process. Usually, you then go to a design center to pick out colors, flooring, appliances, etc for your new home. Once your home is at the framing stage (and sometime drywall stage) you get a chance to walk through your home with the builder and your agent to inspect the progress and discuss and concerns. Before closing, there is another walk through where you make a “punch list” (a list of repairs you want done to the home before closing). Normal punch list items are paint touch ups, missing window screens and minor repairs. At your last walk-thru, before closing, the builder will go through home warranties, and give you maintenance instructions on home your new home.
At closing your home is complete and you receive the keys to the New Home you created.
